What Russell Farms Est's governing documents say
Russell Farms Estates is a standard single-family home subdivision in Burleson, TX. These deed restrictions apply to all lot owners and prospective buyers, setting rules for construction, property use, and maintenance. The restrictions are enforceable by any lot owner and run with the land.
- Minimum home size & construction: Homes must be at least 2,200 square feet (excluding porches and garages) and at least 80% brick, rock, or masonry. Only single-family residences are allowed; no mobile homes, trailers, or basements used as residences.
- Setback & garage design: Houses must be built on a 100-foot setback line (lots 1 and 2 have exceptions). No front-entry garages; all garages must be side or rear entry.
- Animals & pets: No more than 2 large animals (e.g., horses, cows) per acre, and no commercial breeding. No more than 4 domestic animals per lot (excluding indoor-only pets like fish and birds). No hogs, poultry, emus, or ostriches. No kennels or vicious animals.
- Vehicles & storage: No junkyards, no storage of unregistered or uninspected vehicles. No oil drilling, mining, or commercial businesses open to the public. No business involving animal trade.
- Fencing & outbuildings: Fences visible from public areas must be decorative (pipe, vinyl, wood, etc.), not farm fencing. No chain-link fences in front of houses. Outbuildings must be at least 10 feet from property lines and not offensive in appearance.
- Duration & enforcement: These restrictions run for 35 years from 1999, then auto-renew in 10-year increments unless a majority of lot owners modifies them. Any lot owner can enforce the restrictions.
- What this document doesn't cover: These deed restrictions do not establish a homeowners' association, require fees, or create an architectural review committee. They rely on individual owner enforcement.
