- Residential use only: All lots are for residential purposes only. No business or commercial activity of any kind is permitted.
- Construction standards: Dwellings must be single-family, not over two stories, with at least 70% brick/rock/masonry construction on front and side elevations up to the top plate line. Roofs must be a minimum of 210 lbs per square, fiberglass reinforced. Detached garages must match the residence's construction.

- Temporary & moved structures: No partially completed residence, trailer, basement, tent, shack, barn, or outbuilding may be used as a residence, temporarily or permanently. No house or outbuilding may be moved onto a lot from another location without written approval of the Architectural Control Committee.
