- What you own & maintain: You own your lot and the house on it, plus are responsible for all maintenance, landscaping, and repairs. The HOA may maintain common areas (if any) and can enter your lot for enforcement with 24-hour notice.
- Architectural review: All exterior changes (construction, painting, fences, landscaping, etc.) require prior written approval from the Architectural Committee. Minimum dwelling size: 1,600 sq ft on 60-ft lots, 1,400 sq ft on 50-ft lots. Front and side walls must be masonry (brick or stone).
- Leasing & rentals: Rentals are allowed but only for terms of at least six months. The Board may adopt additional rental rules.
- Pets: No more than four household pets (cats, dogs, or similar) per lot. No dangerous dogs, breeding, or boarding. Pets must be leashed off your lot.
- Parking & vehicles: No inoperable or unlicensed vehicles visible; no commercial vehicles larger than 3/4-ton pickup or standard passenger van. Boats, trailers, campers, etc. must be stored out of view. Overnight parking on roads is prohibited.
- Assessments & fees: The HOA levies annual assessments, which cannot increase more than 20% per year without a two-thirds vote. Unpaid assessments accrue 10% annual interest and become a lien on the property (subordinate only to tax liens and first mortgages).
- Construction & design standards: All lots are for detached single-family homes only. Fences must be 6–8 ft tall, made of wrought iron or stained dark cedar (unless waived). Front yards must be sodded with approved grass and include at least two trees. No mobile homes, travel trailers, or temporary structures (except during construction).
