- Auto service restriction: So long as the JLB Parcel operates as a typical oil change/auto service (e.g., Jiffy Lube), the EBGF Parcel may not be used for any oil change or automobile service business, except during permitted closure events (remodeling up to 180 days, or casualty restoration).
- Default & lien rights: If an owner defaults on maintenance obligations, other owners may cure the default and charge the defaulting owner, with interest at 18% annual rate. Unpaid amounts become a lien against the defaulting owner's parcel, subordinate to prior liens and leases.
- Insurance: Each owner (or its tenant) must maintain commercial general liability and casualty insurance with a solvent company licensed in Texas, in amounts typical for commercial properties in the Burleson area.
- Term & amendment: The declaration continues indefinitely until terminated by a recorded instrument signed by all fee simple owners. Amendments require written consent of all owners, though the original Declarant may modify without others' consent as long as it does not dilute rights or revoke uses.
