This is a set of restrictive covenants for Bent Creek, a single-family residential subdivision in Cleburne, Texas. The documents include the original amended declaration (1997), a 2015 release covenant affecting one lot, and a 2019 amendment to the Section Four declaration. They govern what owners can build and how they must maintain their property.
- Architectural review: All construction and exterior changes require written approval from an Architectural Control Committee (ACC). The ACC must act within 30 days or the proposal is automatically approved.
- Building size & materials: Homes must have at least 1,700 square feet of living space (Section One) or 2,000 square feet (Section Four). Exterior walls must be at least 75% brick or masonry for single-story homes and 65% for two-story homes (Section One); Section Four requires 85% brick/stone for single-story and 75% for two-story. Roofs must be wood shingle, slate, cement/clay tile, standing seam metal, or 240-pound composition shingles.
- Garages & outbuildings: Each home must have an attached enclosed garage for 2 to 4 vehicles. Detached workshops, cabanas, or garages are allowed if they match the primary residence's exterior design and are used only by family or domestic employees. Portable buildings are prohibited except during construction.
- Fences & landscaping: Front fences must be set back from the street; side and rear fences may be on the property line. Fences must be steel, masonry, wood, brick, stone, or ornamental iron, no taller than 6 feet. Wire, mesh, and chain link are banned for exterior fencing (though allowed for pet enclosures if not visible from streets or neighbors). At least two live oaks or similar trees (2-inch caliper) must be planted between the street and front building line on each lot.
- Parking & vehicles: Trucks over one ton, trailers, RVs, and boats cannot be parked in front, side street, or driveways; they must be kept in a fenced area not visible from the street.
- Use restrictions: Lots are for residential use only; no commercial or professional activity open to the public is allowed. Pets are limited to household pets kept for non-commercial purposes and not in an offensive manner.
- Signs & antennas: Only one 'for sale' sign up to 6 square feet is allowed. TV and radio antennas must be indoors; dish antennas under 24 inches may be attached to the side or rear of the home if not visible from the street.
