This is a first amendment to the Declaration of Covenants, Conditions and Restrictions for The Fountains of Lake Ridge, a single-family residential subdivision in Cedar Hill, Texas. It amends the original CC&Rs to clarify definitions, adjust sign rules, and refine the architectural control process. This document is a partial amendment, not the full rulebook, so it only covers the specific changes it makes.
- What this document covers: This is an amendment to the original CC&Rs, not the full set of rules. It changes definitions, sign restrictions, and architectural review procedures. The original CC&Rs and any other amendments still apply.
- Signs: No signs are allowed without written approval from the SubAssociation Architectural Control Committee (SACC). Approved signs must be professionally made and limited in size: for-sale/rent signs up to 24"x36", name signs up to 12"x24", and builder model home signs up to 4'x8'. Signs must be at least 25 feet from lot lines and cannot be nailed to trees.
- Architectural review: Before any construction, exterior alteration, or fence installation, owners must submit four copies of plans and specifications to the SACC for written approval. The SACC also reviews demolition and other changes. The developer retains control until a certain percentage of tracts are sold, then an interim committee takes over.
- Total Electric Home requirement: A 'Total Electric Home' uses electricity as its sole energy source for heating and air conditioning. If you build a home that is not Total Electric, you must pay a $1,000 fee to the committee as a contribution toward underground electric distribution facilities. Failure to pay may result in fines.
