Wildewood Owners Association is a single-family lot HOA on Lake Palestine in Chandler, TX. Property owners are automatic members; renters only get amenity access if the owner follows a specific transfer process. These rules govern the common areas, including the pool, park, boat ramp, and community center, and cover fees, meetings, and board operations.
- Who can use amenities: Amenities (pool, park, playground, boat ramp, fishing pier, community center) are exclusively for property owners and their temporary guests. Renters are not guests unless the owner transfers rights, which requires providing a lease to the board stating only occupants may use amenities; such owners then lose their own amenity access until the lease expires (unless they own another lot). Members must be in good standing (fees current or on an approved payment plan) to use facilities.
- Pool rules: Pool is open 10 AM–8 PM Tuesday–Sunday from Memorial Day to Labor Day (closed Mondays, but open holidays unless posted). No lifeguard, so all users swim at own risk; an adult must be present for anyone under 18. No diving, running, pets, smoking, or tailgating. Each household gets one key fob; replacement costs $20. First hour on weekdays is reserved for seniors 60+.
- Community center rental: Members in good standing or authorized tenants get one free day per calendar year; additional days cost $50 each. Non-members pay $75 per day. A $50 security deposit is required, refunded if the center is left clean and undamaged. No smoking indoors, no overnight stays without board approval, and keys must be picked up one day before and returned the day after.
- Boat ramp & parking: Boat ramp and fishing pier are available to members in good standing, their guests, and authorized tenants. Keys issued on request. No swimming or overnight camping/tie-ups. Parking at the community center is limited to 72 hours without board approval; trailers must park at the north end. Unsafe or high-speed driving in parking areas is prohibited.
- Fees & assessments: Annual maintenance fee is $84 per lot, invoiced January 1 and delinquent after January 31. A $5/month late fee may be assessed after February 1. Members who default for two months can have their membership terminated and lose access to all facilities.
- General common area rules: In all common areas: no alcohol, no motorized vehicles on unpaved areas, no glass containers, no fireworks. Users must clean up after themselves and take trash. These rules apply to all owners, tenants, guests, and invitees.
