- What you own & maintain: You own your lot and home; the HOA maintains common areas (entry features, landscaping, drainage, etc.). Homeowners must maintain their own lots, including lawns, exterior paint, and roofs.
- Architectural review: Any exterior changes (fences, pools, color, additions) require prior written approval from an Architectural Control Committee. Plans must be submitted at least 30 days before construction. Minimum 1,200 sq ft living area, at least 70% masonry exterior.
- Assessments & fees: Annual assessments start at $350 per lot and can increase up to 10% per year by board vote. Special assessments require 2/3 member approval. A one-time $100 community enhancement fee is paid by both buyer and seller at closing (later greater of $100 or 0.15% of sale price). Unpaid assessments accrue 10% interest and can become a lien on the property.
- Use & occupancy: Single-family residential only. No more than one detached home per lot, max 2.5 stories. Occupancy limited to one family (related by blood, adoption, marriage) or up to two unrelated persons. No business, commercial, or manufacturing activities.
- Parking & vehicles: Each home must have a 2-car garage. No parking of boats, RVs, trailers, or commercial vehicles overnight except during construction. Trucks over 1 ton not allowed overnight. Vehicles must be operable and have current tags.
- Pets: No more than 4 pets per lot. Dogs, cats, or qualified household pets only; no livestock or poultry. Pets must be restrained or confined to rear yard; owners must keep lot clean of debris/odors.
- Fencing & landscaping: Fences cannot exceed 8 ft, must be masonry, brick, or wood, and cannot extend beyond the front of the home. Landscaping must be completed within 60 days of home completion, including full sod and at least 2 trees with 3” caliper in front yard.
- Signs & antennas: Only one professional sign (max 5 sq ft) for sale/rent allowed. Satellite dishes max 1 meter, must be least conspicuous location. No outdoor clotheslines visible from adjacent properties.
