- Septic & floodplain requirements: Each lot must obtain a private sewage facility permit from Johnson County and maintain it properly. Dwellings in the 100-year floodplain must have a minimum finished floor elevation at least one foot above the floodplain elevation.
- Maintenance & nuisance: Each lot must be kept in a sanitary, healthful, and attractive condition. No accumulation of trash, garbage, or rubbish; no trash burning. All buildings, fences, and outbuildings must be neatly maintained. No noxious or offensive activities are allowed.
- Term & enforcement: These covenants run with the land for 30 years (with automatic 10-year renewals) unless modified by a majority of lot owners. Violations may be prosecuted by any other lot owner or the declarants through legal action for damages or injunctive relief.
