- Home construction & architectural review: All dwellings must be detached single-family homes, at least 3,300 square feet of heated/air-conditioned floor area (10% deviation allowed with approval), and built with at least 85% masonry/brick/stone on first-floor exterior walls. - Fences, walls & landscaping: Fences, walls, and hedges are subject to height and placement restrictions (e.g., no fence over 8 feet, no wire fences). Landscaping must be completed within 120 days of substantial completion of the home, and owners must maintain their lots to control weeds and debris.
- Signs & antennas: Only 'for sale' signs (max 15 square feet) or signs owned by the developer or homeowners association are allowed. Antennas may not extend above the roof peak, and satellite dishes must be screened from street view.
- Assessments & HOA fees: The HOA can levy annual and special assessments. Delinquent assessments accrue 10% annual interest and a $20 delinquency charge after 30 days, and may become a lien on the property (subordinate to prior mortgages).
