What Thornbridge Homeowners''s governing documents say
Thornbridge is a single-family home community in Colleyville, TX, governed by a homeowners' association. These governing documents set rules for what you can build, how you maintain your property, and what's allowed on your lot. They apply to homeowners in Phase I and later phases that were merged and annexed.
- Minimum home size: Minimum floor area (heated and air-conditioned) varies by lot: for most Phase I lots, a one-story home must be at least 2,500 sq ft; a two-story home must be at least 2,500 sq ft with 60% (but not less than 1,800 sq ft) on the first floor. Some lots require 3,000 sq ft for one-story and 3,000 sq ft for two-story with 60% on the first floor. Phase II lots require at least 2,500 sq ft for both one- and two-story homes, with at least 60% on the first floor for two-story.
- Construction materials & design: Exterior walls must be at least 75% masonry (brick, stone, or similar). Roofs must have a minimum 8/12 pitch and be of approved materials (e.g., shadow series or similar, or natural weatherwood shakes). All structures must be built behind a 30-foot setback (minimum 25 feet) and face the street.
- Architectural review: No building, fence, or other alteration may be made without prior written approval of the Architectural Control Committee. Plans and a plot plan must be submitted; if not approved or disapproved within 5 working days (for Phase I) or 30 days (for later phases), approval is deemed given.
- Fences & hedges: Fences, walls, and hedges cannot be placed closer to the front street than the house. Maximum height is 8 feet. Wire or woven fences are prohibited. Hedges or shrubs that encroach on adjoining property must be removed upon request.
- Parking & vehicles: Garage doors must open to the side (for interior lots) or rear (corner lots) to limit street view into the garage. Each residence must have a minimum two-car garage. Boats, trailers, mobile homes, campers, and similar wheeled vehicles cannot be stored on a lot except in a garage or an approved enclosed area. No vehicle transporting flammable or explosive cargo is allowed.
- Pets: No animals may be raised, bred, or kept on a lot for commercial purposes. Household pets (dogs, cats) are allowed, but they must not be kept for commercial purposes.
- Landscaping & maintenance: Each lot must have landscaping (shrubs, flowers, trees, ground cover, grass) completed within 120 days of the home being 90% complete, including a front-yard sprinkler system. Owners must keep the lot neat, control weeds, and remove trash. The Association may perform maintenance after 10 days' written notice and charge the owner.
- Assessments & liens: Each owner is obligated to pay annual and special assessments. If unpaid after 30 days, a $20 delinquency charge and 10% interest per annum apply. The assessment constitutes a continuing lien on the property, subordinate to prior recorded mortgages. The Association may file a notice of lien and pursue legal action.
