All property owners are automatically members and must follow the Declaration, Design Guidelines, and Rules & Regulations. The HOA maintains common areas and can levy assessments to cover expenses. Key restrictions cover architectural review, leasing, parking, pets, and minimum construction standards.
- Architectural review: All exterior improvements (including construction, landscaping, fences, and solar panels) require prior approval from the Architectural Review Committee (ARC). Exterior masonry is required; roofs must be slate, tile, fire-retardant wood, metal, or approved composition shingles. A two-car garage is required and must not face the street. Construction must be completed within 18 months or the owner pays $100/day liquidated damages.
- Assessments & liens: The Association levies regular and special assessments on each lot. Delinquent assessments incur interest, late fees, and can lead to a lien on the lot, which may be foreclosed. The lien is subordinate to first mortgage liens recorded before the assessment became due.
