Cyprus Villas is a single-family home planned community in The Official plan in Real County, Texas. All homeowners are automatically members of the Cyprus Villas Homeowner's Association, which maintains common areas and enforces the rules in this Declaration.
- What you own & maintain: You own your lot and the residence on it. The association owns and maintains the common properties (land, improvements, retention ponds, etc.). You must keep your lot and residence in good repair.
- Single-family use & occupancy: Only one detached single-family residence per lot, max 2 stories (or 35 feet high), plus an attached garage. Occupancy is limited to persons living together as a single housekeeping unit; except for families related by blood, marriage, or adoption, no more than two persons per bedroom may occupy a residence on a regular basis.
- Leasing & rentals: During the Declarant Control Period, no leasing restrictions. After that, the Board may adopt limits on the number of rentals. Every lease must comply with the governing documents, and the owner is responsible for tenant compliance. The association may enforce against tenants directly if the owner fails to act.
- Pets: No animals or livestock for commercial purposes or food. Dogs, cats, or other household pets allowed for companionship only, max three per lot. Pets must be leashed or fenced when outside, not allowed to bark or howl, and must be registered, licensed, and inoculated. Owners must clean up pet waste.
- Parking & vehicles: Street parking is restricted to short-term use (guest, deliveries, etc.); vehicles not moved for over 24 hours are considered long-term and subject to enforcement.
