- Architectural review: All exterior modifications (e.g., painting, fences, pools, sheds, solar panels) require prior written approval from the Architectural Control Authority (ACA). Applications are submitted to the association office or online, and the ACA meets as needed to review.
- Fences & staining: Fence repairs or replacements need a plot plan, neighbor signatures if shared, and gate locations. Posts must face inward, parallel fences are not allowed, and stain must meet guidelines. Fence staining requires ACA approval with color samples.
- Pools, spas & hot tubs: Only permanent in-ground pools are allowed, and they must be located in the backyard. Pool equipment must be enclosed within a fence.
- Sheds & playhouses: Sheds, playhouses, and detached buildings must be behind a 6-8 foot solid fence in the backyard, with wall height no greater than 8 feet, peak height no greater than 9 feet, and floor space limited to 225 square feet. They cannot be placed in the side yard.
- Play equipment: Play forts and swing sets are limited to the backyard, must be enclosed by a fence, and cannot exceed 13 feet in height at the peak. Fabric awnings must be solid earth-tone or primary colors, not metallic.
- Solar panels & rainwater collection: Solar panels may be installed on the roof or behind a fence, with wiring in silver, bronze, or black tones running parallel to the roofline. Rainwater collection devices are allowed but must be shielded from view if outside the backyard fence, and cannot be on common property or between the front of the house and the street.
- Signs & flags: In addition to temporary signs allowed by the Declaration (e.g., for sale, garage sale, political), personal signs supporting non-profits or educational institutions are allowed during campaigns, and a small sign (max 1 square foot) indicating a monitored dwelling is allowed.
