Pecan Springs Addition is a single-family home subdivision in Johnson County, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs) recorded in 2002. These rules run with the land and bind all homeowners, protecting property values through use restrictions, architectural controls, and minimum construction standards.
- Permitted use: Lots are for single-family residential use only. No business, commerce, or industry is allowed. Certain lots may be subdivided, but the minimum subdivision size is 4 acres. Mobile homes and manufactured homes are permanently prohibited.
- Architectural review & minimum standards: Any building or alteration requires written approval from the Architectural Control Committee. Exterior walls must be at least 80% masonry (or similar) unless waived. Minimum floor area for a residence is 1,800 square feet (excluding porches and garages). - Nuisances & property maintenance: No storage of unsightly or odorous items, and no noise that disturbs neighbors. Trash must be kept in sanitary containers; dumping is prohibited. Property must comply with county and state sanitary codes.
- Signs & advertising: Billboards, poster boards, and advertising structures are prohibited on all property.
- Duration & enforcement: These covenants run for 30 years from September 2002 (expiring 2032) and are enforceable by the Declarant or any lot owner through injunction or legal action.
