Trinity Acres is a single-family residential subdivision of 16 lots in Johnson County, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs) that run with the land. The rules apply to all current and future lot owners. These CCRs regulate construction, appearance, and use of lots to protect property values and neighborhood character.
- Minimum square footage & dwelling type: Each single-family dwelling must have at least 1,600 square feet of air-conditioned living area (excluding porches, garages, patios, storage). Barndominiums are now permitted (amended from originally prohibited).
- Guest quarters: One guest quarter per lot is allowed, minimum 850 square feet, built along with or after the main dwelling. It cannot be occupied before the main dwelling is completed and occupied. A guest quarter inside a barn cannot be used as permanent residence or rented for income; it may serve as owner's temporary residence during construction or as a weekend getaway.
- Construction materials & completion timeline: Exterior materials allowed: wood, stone, rock, brick, hardiplank, metal, or stucco. Aluminum and vinyl siding are prohibited. Barns and outbuildings may use R‑Panel or standing seam metal. All buildings must be on a concrete foundation. Construction must be completed to the exterior within 8 months from start.
- Exterior colors: Bright colors are prohibited: yellow, pink, orange, purple, red, green (except as accent), blue (except accent). Neutral colors are required.
- Setback lines: Front setback: minimum 50 feet from any road property line (as per an addendum to the original declaration). Side and rear setbacks: minimum 25 feet. Exceptions for fencing, light posts, driveways, walkways, landscaping.
- Walls & fencing & exterior lighting: Fences and light posts must use new materials like masonry, wrought iron, wood, metal, pipe, or ranch fencing with t‑posts; max height 8 feet. Chain‑link fencing prohibited except as a dog run and not visible from a road abutting the subdivision. Exterior lighting must not disturb neighbors and should be down‑lighting.
- Unregistered & junked vehicles: No lot may be used as a depository for abandoned, junked, or unregistered motor vehicles, boats, airplanes, trailers, or similar items.
- Lot maintenance & landscaping: Each owner must keep their lot and buildings clean, sightly, and well‑kept to avoid substantially decreasing the beauty and safety of the subdivision.
