What Lone Star Ranches's governing documents say
Lone Star Ranches is a small subdivision of just three lots (Lot 1, 2, 3) in Johnson County, Texas, governed by a Deed Restriction filed by the original developers. These restrictions apply to each lot individually, limit use to a single-family 'ranchette', and are enforceable by the lot owners and a nearby 'Dominant Tenant' (the owner of the adjacent 44-acre property). There is no homeowners association, no common areas, and no monthly fees—these are private covenants that run with the land for 30 years.
- Allowed use & what you must build: Each lot is limited to a single-family ranchette: one primary residence (minimum 1,800 sq ft heated/cooled, 80% brick/stone/stucco exterior, 2-car attached garage within 50 ft, concrete slab, roof pitch 6/12 or greater). Permitted support structures (guest house, stable, barn, workshop, pool) may be built only after or simultaneously with the primary residence. Temporary residences (trailers, tents, outbuildings) are prohibited.
- Building setbacks & siting: Primary residence must be placed between 150 and 250 feet from County Road 711. All other buildings must be at least 30 feet behind the front facade of the primary residence. No structure (except fences) within 10 ft of side property lines or 15 ft of rear property lines.
- Animals & livestock: Maximum of three large animals (horses or cattle) per lot. No pigs, swine, fowl, exotic animals, or commercial feed lots. No dog or cat kennels. Maximum of three dogs per lot. All animals must be confined to the owner's lot via fencing/leash/house.
- Vehicles, parking & storage: No commercial vehicles, buses, trailers, RVs, campers, boats, or machinery may be parked in the front yard or within 20 ft of side/rear property lines unless enclosed and concealed. Automobiles and small passenger trucks in good repair are exempt. No junk vehicles or inoperable vehicles kept on the lot. Paved driveway (10 ft wide) required connecting to the garage.
- Maintenance & nuisance: The front 300 feet from the road must be mowed to keep grass under 12 inches (Dominant Tenant may mow at owner's expense if not done). No rubbish, debris, manure, or burning of waste. No nuisance activities, offensive odors, or excessive noise. No dirt bikes, gun clubs, or shooting.
- Commercial & home business: No commercial uses except limited home offices for professional services (legal, insurance, accounting, engineering) as long as contained within the residence and not causing excessive traffic, fumes, or unsightliness. No wrecking yards, repair shops, or storage businesses.
- Enforcement & duration: The restrictions run for 30 years from recording (filed December 2003). Any two 'Affected Parties' (a lot owner or the Dominant Tenant) may enforce violations by providing written notice; if not remedied in 30 days, they may seek legal action including injunctive relief, with the violator paying costs and attorney fees. Failure to enforce does not waive future enforcement.
