Cleburne Acres is a single-family residential subdivision in Cleburne, TX, governed by a homeowners' association (Cleburne Acres Owners Association). These CC&Rs apply to all lot owners and residents, establishing rules for construction, property use, maintenance, and assessments to maintain a uniform residential neighborhood.
- Residential use & restrictions: Lots are limited to single-family residential use only. No business, commercial, or industrial activities. No subdivision of lots. One residence per lot. Travel trailers and RVs are not allowed as residences.
- Minimum home size & construction: Conventional on-site homes must be at least 1,200 sq ft (1,500 sq ft for multi-story, with min 800 sq ft on first floor) of heated/AC space. Manufactured homes must be new or like-new, double-wide at least 1,400 sq ft and 24 ft wide; single-wide prohibited. Must have shingle roof and hardy panel/vinyl siding. Required front deck (4x8 ft) within 180 days and underpinning within 30 days.
- Architectural review: All construction, alterations, fences, and other improvements require prior written approval from the Architectural Committee. No occupancy until 100% complete per approved plans. The committee can enforce and amend restrictions.
- Setbacks & lot clearing: Front setback: minimum 150 ft from front property line. Side setbacks: 30 ft. Rear setback: 75 ft. Residences must be centered on lot and face the road. Trees cannot be removed except for improvements or disease. Grass must be mowed and kept under 6 inches.
- Parking & vehicles: Street parking only for occasional/emergency use. On-lot parking must be to the rear of the residence, at least 30 ft from property lines. Garages must be at the rear unless approved otherwise. Junked, abandoned, or inoperable vehicles cannot remain for more than one week.
- Fences: Fences must be wood, chain link, or industry standard (no sheet metal). Maximum 6 ft high. Cannot extend closer to street than the front line of the dwelling. Prior written approval required.
- Animals & livestock: Livestock allowed up to 1 per acre (horse, cow, sheep, goat) as long as not a nuisance. Swine only for 4-H/FFA. Dogs, cats, and common household pets allowed in reasonable numbers. Dogs must be fenced or kenneled, vaccinated annually, and not run loose. Dangerous animals prohibited.
- Assessments & association: All lot owners are members of the Cleburne Acres Owners Association. Annual assessments set by Architectural Committee then Board of Directors, due by March 1 with 5% late penalty. Special assessments allowed with vote if 10% of members object. Assessments are a lien on the property.
