Lone Star Addition is a single-family residential subdivision in rural Johnson County, Texas, governed by a set of restrictive covenants filed in 2016. These covenants apply to all lot owners and set rules for construction, animals, and land use, with no homeowner association mentioned—enforcement is by lot owners or the developer.
- Construction & home standards: All homes must be single-family, permanent construction (no mobile, modular, or manufactured homes). Minimum 2,200 sq. ft. of heated space. Exterior must be at least 60% brick, stone, or stucco. Front entrance garages prohibited. Roofing: 30-year fiberglass composition or better; metal roofing allowed.
- Outbuildings & fences: Chain link fences prohibited; cedar rail fences preferred; other types need architectural committee approval. One outbuilding allowed on lots over 1 acre, max 1,100 sq. ft., matching home architecture. Portable metal car sheds prohibited. Travel trailers/RVs must be stored inside an approved structure.
- Animals & livestock: Swine prohibited. Livestock and poultry allowed but limited: no more than 1 animal unit per acre, no more than 10 chickens/fowl per acre, no more than 2 adult dogs per lot. Dog kennels, breeding facilities, feed lots, rodeo areas prohibited. Exotic birds (rheas, ostriches, emus) only on tracts 3+ acres, max 1 adult bird per acre.
- Septic systems & drainage: Each lot requires a county-permitted septic system. Owner responsible for maintenance, upgrades, and compliance. Minimum finished floor elevation 1 foot above grade or 100-year flood plain. Driveway culverts must be at least 12-inch diameter, and driveway must be 6 inches below road edge.
- Garage sales & signs: Garage sales allowed max 2 days per month, max 2 per lot per year; all items must be cleared from front of property after last day. Signs limited to one 5 sq. ft. real estate or builder sign.
- Prohibited uses & nuisances: No offensive activities, no commercial mining/gravel removal, no church or mass religious services, no massive political/civic/social gatherings. No storage of junk, inoperable vehicles, or unsightly materials. Tractor trailer rigs or 18-wheelers not allowed on a regular basis. Tree houses prohibited.
- Architectural committee: Seller/developer appoints an architectural committee to approve plans for all main dwellings, outbuildings, and garages before construction. No such structure may be built without written approval.
- Covenant duration & enforcement: These covenants run with the land for 25 years from recording date (2016), automatically renewing for successive 10-year periods unless a majority of lot owners agree to change. Violations may be enforced by any lot owner via legal action or damages.
