This is a set of restrictive covenants for Preston Meadow Addition, Section Four, a single-family home subdivision in Cleburne, TX. It governs what owners and residents can do on their property, focusing on residential use, building standards, and property maintenance.
- Permitted uses: All lots are restricted to residential use only. No business or commercial activity is allowed. No trailer, manufactured home, basement, garage, or outbuilding may be used as a residence.
- Architectural review: No building, fence, or other structure may be built, placed, or altered without approval of the Architectural Control Committee (ACC). Plans and specifications must be submitted; if not acted on within 30 days, they are deemed approved.
- Building requirements: Each residence must have at least 1,150 square feet of air-conditioned floor area, exclusive of garages. Exterior walls must be at least 70% masonry for single-story dwellings, or 65% for one-and-a-half-story dwellings. No building may exceed one and a half stories.
- Landscaping and maintenance: All lots must be kept neat and attractive, mowed regularly. A live oak tree of at least 2 inches caliper must be planted and maintained between the building line and the street.
- Parking and vehicles: No trailer, recreational vehicle, or mini-home may be parked on a street or lot unless parked in the rear one-third of the side yard and completely enclosed by a solid 6-foot fence. No trucks larger than one-ton pickup trucks are allowed. No junkyards or used-car sales are permitted.
- Fences: Fences may not exceed 6 feet in height and must be wood, wood stockade, ornamental iron, brick, or masonry. Wire or wire-mesh fences are prohibited; chain-link fences require ACC approval and must be screened by vegetation.
- Duration and enforcement: These covenants run with the land for 35 years from May 2000 and automatically renew for successive 10-year periods unless a majority of lot owners record an amendment. Any lot owner or the declarants may enforce the restrictions by legal proceedings.
