Preston Meadow Addition is a traditional single-family home subdivision in Cleburne, TX. These restrictive covenants govern all lots in Sections Four, Five, Seven, Eight, Nine, and Ten, binding current and future owners. They set rules for what you can build, how you maintain your property, and what activities are allowed.
- Permitted uses & minimum home size: All lots are for residential use only; no business or commercial activity is allowed. Every home must have at least 1,150 square feet of enclosed, air-conditioned living area (excluding garage, porch, walkways). Exterior walls must be at least 70% masonry (brick or stone) on single-story homes, or 65% on 1½-story homes.
- Architectural review: You must get approval from the Architectural Control Committee before building, placing, or altering any structure (including fences). Submit plans and specs; if the committee doesn't respond within 30 days, the plans are considered approved. The committee can also waive or vary these covenants.
- Setbacks & garages: Buildings must meet the setback lines shown on the plat and comply with Cleburne's ordinances. Every home must have an attached garage for 2 to 3 vehicles. Unattached garages, shops, or cabanas require written approval. Fences are limited to 6 feet high and must be wood, stockade, ornamental iron, brick, or masonry (no wire or chain link unless screened and approved).
- Parking & vehicles: No boats, trailers, or recreational vehicles may be parked on a lot or street unless stored in an area fully enclosed by a solid 6-foot fence on the rear one-third of the side yard. No trucks over 1 ton are allowed except pickup trucks. No junkyards or storing used cars.
- Prohibited structures & activities: No manufactured homes, basements, garages, or outbuildings may be used as a residence (temporary or permanent). No mining or drilling. No nuisances, offensive activities, or accumulation of trash or debris.
- Covenant duration & amendments: These restrictions run for 35 years from the date of each section's declaration, then automatically renew for successive 10-year periods. A majority of lot owners can modify or release the restrictions by recording an instrument.
- Lot maintenance & landscaping: Buildings, fences, and vegetation must be kept neat and attractive. Lots must be mowed regularly. A live oak tree of at least 2 inches caliper must be planted and maintained on each lot between the building line and the street.
