- Prohibited uses & nuisances: No trailer, manufactured home, basement, garage, or outbuilding may be used as a residence. No mining or drilling for minerals. No junkyards or sale/storage of used cars. No obnoxious or offensive activities, and lots must be kept free of trash and debris. All vegetation must be neat and mowed regularly.
- Term & enforcement: The covenants run for 35 years from September 1997 and automatically renew every 10 years unless a majority of lot owners record a modification or release. Enforcement is by any lot owner or the declarants, but the declarants assume no responsibility for enforcement.
