What Bliss Meadows's governing documents say
Bliss Meadows is a single-family home subdivision in Kaufman County, Texas. This Declaration of Covenants, Conditions and Restrictions establishes an HOA that governs what owners can do with their property. It applies to all Lot owners in the subdivision, with some rules relaxed for lots of 10 acres or more.
- What you own & maintain: You own your lot and the home on it. You must maintain the exterior, including painting, roof, and yard. The association can enter your lot to do maintenance if you fail, and charge you for it.
- Architectural review: No building, wall, pool, or exterior painting (other than repairing same color) may be done without prior written approval from the association. Plans and specifications must be submitted.
- Pets & animals: No more than two domestic pets per lot. Pets must be leashed (leash not shorter than 10 ft) when outside the lot. Aggressive or nuisance pets may be removed. Livestock is limited to lots of 10 acres or greater.
- Parking & vehicles: Commercial vehicles over one ton and all-terrain vehicles are not permitted on the property. Boats, RVs, and trailers must be kept on a maintained concrete or gravel surface. All vehicles must be parked on a concrete or rock surface on your lot.
- Outdoor items & storage: No temporary dwellings, trailers, or storage of building materials (except during construction). No basketball goals in the street. Wood for fires must be stacked. No signs except one professional security sign or a 5 sq. ft. real estate sign.
- Assessments & fees: Annual assessments are set by the board and are uniform per lot. They are due in advance on the first business day of each year. Unpaid assessments bear interest at 18% per annum and can become a lien on the property.
- Leasing & rentals: This document does not restrict leasing. No minimum lease term or rental caps are stated.
