- What you can build & modify: One detached single-family residence per lot, max 3 stories, minimum 1,200 sq ft air-conditioned living area. Garages must match the home. Any new construction or exterior changes (including fences) require prior HOA approval.
- Pets & livestock: Dogs and cats are allowed as household pets (not for breeding or commercial purposes) and must be leashed when outside. Livestock (horses, cows, sheep) are permitted only on lots over 2 acres and with proper enclosures; swine are prohibited.
- Vehicles & parking: No commercial vehicles over 1 ton. Boats, RVs, and trailers must be stored on a maintained concrete or gravel surface. Basketball goals cannot be placed in streets; they must be on poles behind the front of the house.
- Property maintenance & nuisances: Lawns must be mowed, structures kept in good repair, and grass/weeds not exceeding 5 inches. No junk, inoperative vehicles, or standing water. Noise from construction or equipment limited to 7 a.m.–7 p.m. Fines escalate for repeated violations.
- Signs & decorations: One security sign (≤1 sq ft) and one rental/sale sign (≤5 sq ft) allowed. Garage sale signs allowed once every 60 days for up to 72 hours. Holiday decorations can be displayed up to 14 days before and removed within 10 days after; Christmas from Thanksgiving to Jan 15; max 60 days per year.
- Window dressings & lighting: Windows must have curtains or blinds in good condition; no children's blankets, flags, or offensive materials. Outdoor lighting should use motion sensors or timers; porch lights cannot be left on constantly.
- Assessments & enforcement: Annual assessments are uniform per lot and due in advance. Late payments incur interest. The HOA can impose fines (see Appendix A) and place liens for unpaid assessments or rule violations. Fines double for repeat violations.
