These rules bind all lot owners and are typical of a deed-restricted community without a homeowners association board; the developer (or its assigns) retains enforcement and waiver powers.
- What you can build: Only single-family detached homes, no more than two stories, with an attached or detached garage for up to three cars. The ground floor area must be at least 1,000 sq ft (excluding porches and garages); two-story homes need at least 1,500 sq ft of dwelling area. No more than one residence per lot, though a servant's house (not for rent) is allowed.
- Setbacks & location: Buildings must be at least 30 feet from the front lot line, 15 feet from a side street line, and 5 feet from interior side lot lines. - Architectural & design review: Plans and specifications must be submitted in writing and approved by the Developer (or its delegate) before construction. - Livestock & pets: Household pets are allowed. Livestock (sheep, goat, cow, horse) are permitted only on lots of 1 contiguous acre or more, with a limit of one animal, and they must be kept in adequate fencing and not as a business. No breeding of animals unless properly screened.
- Temporary structures & uses: No trailer, tent, shack, garage, barn, or outbuilding may be used as a residence, temporarily or permanently. No structure of a temporary character may be used as a residence. No noxious or offensive trade activity or nuisance allowed.
- Fences & landscaping: All fencing must be first quality, with type, height, and location subject to Developer approval. Sight lines at intersections must be kept clear between 2 and 6 feet above the roadway within a triangular area (25 feet from intersection). No obstruction of sight lines near driveways or alleys.
- Signs: Only one professional sign (max 1 sq ft), one sale/rent sign (max 5 sq ft), and builder signs during construction/sales are permitted. No other signs visible from public view.
- Subdivision & lot changes: No lot may be re-subdivided into additional lots without Developer's written consent. The Developer retains the right to re-plat property it owns, change street locations, and waive or vary restrictions for individual lots to relieve hardship or improve planning.
