- Solar panels: Solar panels require ARC approval. Not allowed on common areas. Preferred location: roof facing rear (not street-visible unless energy production increases >10%). Must conform to roofline, blend with roof color. If in fenced yard, must not exceed fence height. Non-functioning panels must be removed.
- Roofing materials: Wind/hail-resistant or energy-efficient roofing shingles are allowed if they resemble existing shingles, are more durable, and match neighborhood aesthetics. Owner must prove compliance to ARC; written approval required.
- Association governance & records: Board of Directors has at least 3 members, all must be lot owners. Annual member meetings; 20% quorum (10% for adjourned meetings). Owners may inspect records upon written request; copying costs $0.10/page, $15/hr personnel time. Records retention schedule defines permanent documents (CC&Rs, minutes, tax returns) and shorter periods for others.
