What Dallas Bapt's governing documents say
This is an amendment to deed restrictions for multiple tracts of land in the Mill Creek subdivisions (Garland, TX). It amends minimum lot sizes and minimum floor area for principal residences, and deletes previously required lot width and depth standards. It is a partial document—only the lot and building size rules are addressed; no other community rules (pets, leasing, parking, etc.) are included.
- Minimum lot area: All lots within the affected property must be at least 7,000 sq ft, except Lots 1–26 in Block 2, which require a minimum of 8,400 sq ft.
- Minimum floor area: Principal residences on all lots must contain at least 1,800 sq ft of floor area.
- Deleted dimensional standards: The previous restrictions requiring lots to be at least 60 ft wide and 117 ft deep are removed.
- What this document does not cover: This amendment does not address leasing, pets, parking, architectural review, assessments, or any other community rules; it only modifies specific lot and building size requirements.
