Sandyland Estates is a single-family residential HOA in Dallas, Texas, established by declaration in 2007. This document is the community's full set of covenants, conditions, and restrictions (CC&Rs) that bind all current and future lot owners, and it defines the HOA's powers, common areas, and the rules you must follow as an owner.
- Residential use & property standards: All lots are for single-family residential use only. Any building or alteration must be approved in writing by the Declarant (until 2011, then by a committee representing owners) before construction; plans and specifications must be submitted for review.
- Assessments & fees: Owners are personally obligated to pay regular and special assessments levied by the HOA, which become a lien on the lot if unpaid. Late charges start at $5 per month. Regular assessments cannot increase more than 30% annually without member approval, except for a one-time increase up to 100% allowed during the 13th to 24th month after turnover.
- Use of common areas: Common properties (entryways, open spaces, greenbelts) are reserved for owners, their families, guests, and tenants. No business, religious, political, or propaganda activities are allowed on common property, and no distribution of printed materials without prior HOA consent.
- Violation fines: The HOA may impose fines for violations of the declaration or rules, but each fine cannot exceed $100. There is no stated limit on how many fines can be levied for the same violation, and a hearing is required upon request.
- Rules & HOA authority: The Board of Directors makes and enforces reasonable rules and regulations for the association, property, and common areas. It can borrow funds, enter contracts, carry insurance, and take actions authorized by the declaration.
- Owner registration & information: Every owner must provide the association with contact and occupant information (name, address, phone, etc.) and update it within 15 days of any material change.
