The association maintains the common areas, and owners maintain their unit interiors and personal HVAC systems. This document is the main declaration (with a correction amendment) that governs the community.
- What you own & maintain: You own the interior of your unit (walls, floors, finishes) and your HVAC system, and must maintain them. The association maintains the common elements, including building structure, grounds, and shared facilities.
- Leasing & rentals: Leases must be in writing and a copy given to the board. You cannot lease for hotel/transient purposes, and you must lease the entire unit (not part). The lessee is bound by the declaration and bylaws, but you remain responsible.

- Alterations & approval: You need written board approval for any alteration to the common elements or anything affecting the building's structural soundness. Submit plans; board must respond within 30 days. During the declarant control period, declarant has sole approval power.
- Assessments & fees: Common assessments are uniform per unit. Special assessments require a 2/3 vote of owners. Assessments can include capital improvements or unbudgeted costs. Unpaid assessments may lead to suspension of voting rights and recreational facility use.
