This document outlines your obligations as an owner, including assessments, maintenance, architectural approvals, and party wall responsibilities.
- Party walls & shared fences: Walls between townhomes and fences on lot lines are party walls — owners share equally in repair and maintenance costs. Any alteration or opening in a party wall requires the adjoining owner's consent and may be subject to arbitration.
- What you own & maintain: You must maintain your lot and unit (including fences, sidewalks, driveways, and interior improvements) at a level consistent with other units. The association maintains common areas like screening walls, landscaped areas (except roof plantings), porte-cochere, and street lamps.
- Architectural review (ACC): Any exterior construction, alteration, or improvement visible from a street, another lot, or common area requires prior written approval from the Architectural Control Committee (ACC). Delinquent assessments accrue 10% annual interest (or up to 18% if Board sets), plus late fees and collection costs, and can lead to lien foreclosure or suspension of common area use and voting rights.
