This is a set of four supplemental policies for the Shaddock Creek Estates Phases 5 & 6 Homeowners' Association, a single-family HOA in Dallas, TX. It is not the full rulebook—it only covers contract bidding, swimming pool enclosures, security measures, and religious item display. These policies bind all homeowners in the community.
- Contract bidding: The HOA must get at least three bids for contracts over $50,000, with exceptions for emergencies, warranty continuity, or lack of willing bidders. Board members with conflicts must recuse themselves.
- Swimming pool enclosures: Homeowners may install a pool enclosure that is black, transparent mesh in metal frames, no more than 6 feet tall, and not climbable, but must get architectural approval first.
- Security measures: Security cameras, motion detectors, and perimeter fences are allowed with architectural approval, except small doorbell cameras (under 7 square inches) need no approval. Front-yard fences require a municipal permit if available.
- Religious item display: Religious items motivated by sincere belief may be displayed, but not if they threaten safety, violate laws, are offensive, are on common property, or interfere with easements or utilities.
