Wolf Creek Estates is a single-family home HOA in Plano, Texas (Phase I), with mandatory membership and assessments. The rules are strict about appearance: homes must be at least 2,000 sq ft (or 2,500 for certain lots), have 75% masonry exteriors, and all exterior changes require architectural committee approval. Assessments are capped at $420 annually initially and can increase up to 10% per year without a vote.

- Vehicles & storage: Boats, trailers, RVs, and other recreational vehicles must be parked behind fencing or screening and cannot be used as residences. Trucks over 1.5 tons or vehicles with commercial advertising are not allowed to park on streets or driveways.
- Pets: Dogs, cats, and other household pets are permitted, but not for commercial breeding, and pit bulls are specifically banned. The association can limit the number and variety of pets.
- Assessments & liens: Annual assessments are capped at $420 initially, with a 10% annual increase allowed without a vote. Unpaid assessments become a lien on the property, and the HOA can foreclose, including attorney's fees and interest.
- Use restrictions: Lots are residential only. Oil drilling, mining, signs (except small construction signs), temporary structures, and above-ground pools (unless screened) are prohibited. Grass must be mowed, and refuse stored properly.
