What Glenhollow Estates's governing documents say
Glenhollow Estates is a single-family homeowner association (HOA) in Hebron, TX. These Bylaws govern how the association is run — board elections, meetings, voting, assessments, and an architectural review process. The actual property rules (use restrictions, pet limits, etc.) are in the separate Declaration of Covenants, Conditions, and Restrictions (CC&Rs), which is not included here.
- Architectural review: All improvements to a lot (construction, alteration, removal) must get prior written approval from the Architectural Review Committee, which has up to 60 days to act. The committee can consider aesthetics, environmental fit, and any applicable Development Standards.
- Assessments & liens: The association levies annual and special assessments for common area maintenance, improvements, and operations. Unpaid assessments become delinquent after 5 days, accrue 10% annual interest (or higher if set by the board), and are secured by a lien on the lot. The association can sue the owner personally and foreclose.
- Membership & voting: Every lot owner is a member. Only members in good standing (all assessments paid for at least 7 days before a vote) can vote. Each lot gets one vote. A quorum is 20% of votes entitled to be cast. Proxies are allowed but expire after 11 months unless specified otherwise.
- Board of Directors: The board has 5 directors elected by members. Directors serve staggered 2-year terms. The board manages association affairs, sets rules, and can hire contractors and enforce the Declaration. Meetings require a majority of directors for a quorum.
- Amendments to Bylaws: These Bylaws can be amended by a majority vote of members in good standing, unless the board is delegated that authority by the Texas Non-Profit Corporation Act.
