Forrestridge is a single-family residential subdivision in Denton, TX, governed by a Declaration of Covenants and Restrictions that run with the land. These rules apply to all lot owners and are enforced by an architectural committee or other owners. The covenants are in effect for 30 years unless amended by 80% of lot owners.
- Use restrictions & minimum home size: All lots are for detached single-family residences only. Each dwelling must have at least 2,000 square feet of enclosed living area (excluding garages, porches, patios). For two‑story homes, the ground floor must be at least 1,800 square feet and the upper floor at least 400 square feet. No temporary structures (trailers, mobile homes, tents) may be used as a residence.
- Architectural review & approvals: All building plans, specifications, and plot plans (including outbuildings) must be approved in writing by the five‑member architectural committee before construction. The committee evaluates conformity, harmony, and location. Approval is deemed given if no decision within 30 days. The committee may waive or vary restrictions if it doesn't impair development or property values.
- Setbacks & building location: Buildings must be set back at least 10 feet from side lot lines and 20 feet from rear lot lines, except when two or more lots are used as one site. No garage may be placed closer to the front lot line than the main dwelling, and garage doors may not face the front lot line.
- Parking & vehicles: Campers, motor homes, trailers, and trucks over 1/2‑ton may not park on streets or driveways for extended periods, but can be parked on a lot if screened from view. No vehicle carrying flammable or explosive cargo is allowed. No vehicle may be stored or repaired on any lot.
- Pets: Only common household pets (dogs, cats, etc.) are allowed, and they may not be raised, bred, or kept for commercial purposes.
- Rental & accessory building restrictions: Accessory buildings (guest suites, detached garages, servants' quarters) may not have a kitchen or cooking equipment, and may only be rented as part of the entire premises (including the main dwelling). No separate rental of the accessory building is allowed.
- Enforcement & amendments: Covenants are enforceable by any lot owner or the architectural committee through legal proceedings. These covenants run with the land for 30 years and can be changed, amended, or terminated only by a written instrument signed by 80% of the lot owners.
