What Meadow Ranch's governing documents say
This is a partial release of a gas pipeline easement and a set of restrictive covenants binding the landowner (Double Rock, Inc.) and future owners of the 14.5864-acre tract in Meadow Ranch, DISH, TX. It is not a full community rulebook; it only governs use of the 50-foot-wide easement strip reserved for Lone Star Gas Company (now ENSERCH). The restrictions run with the land and apply to any subdivision or owner of the tract.
- Pipeline easement restrictions: Within the 50-foot easement strip, no structures (except wood or wire fences) may be built without ENSERCH's written consent. No fence may be built on, over, or within 25 feet parallel to the pipeline; fences may cross at approximately 90° angles. No road may be built on or along the pipeline except to cross at ~90°, and the easement cannot be dedicated as a public utility easement or road (except as shown on specific 1990 plans for Meadow Ranch Road). No dirt may be removed, water impounded, or grade changed without consent. ENSERCH may remove unauthorized structures.
- ENSERCH's rights and liability: ENSERCH retains the right to prevent or remove any unauthorized construction in the easement. The gas company is not responsible for damage to roads or drainage systems resulting from pipeline operation and maintenance. The easement is not subordinated to future public road crossings.
- What this document doesn't cover: This document does not establish any homeowners association, architectural review board, pet rules, leasing restrictions, or any other typical HOA or condominium covenants. It only restricts use of a specific pipeline easement area. The surrounding Meadow Ranch community may have separate governing documents not included here.
