Twin Lakes Owners Association is a single-family home HOA in Double Oak, TX. These documents are a correction to the community's declaration and a set of construction guidelines for new construction and exterior modifications. They do not contain the full declaration or bylaws.
- Architectural review: All new construction and modifications (homes, driveways, fencing, landscaping, pools, etc.) require prior approval by the New Construction Committee. Plans must be submitted to scale including floor plan, elevations, and lot plat.
- Building standards: Garage doors must face side or rear; minimum 3-car garage. Roofing: Timberline or equal 30-year composition, pitch 9/12; no tile, metal, or flat roofs. First-floor exterior must be at least 85% brick (glass and doors count). Driveways and front walks must be concrete or pavestone; gravel or asphalt prohibited.
- Exterior mechanicals & screening: A/C compressors, electric meters, propane tanks, pool equipment, and pressure tanks may not be in front of the dwelling; all must be appropriately screened. Propane tanks on interior lots must be buried.
- Landscaping & drainage: Front yard landscaping requires a drawn-to-scale plan approved by the committee. Final drainage plan must be shown on the plot plan; drainage must not adversely affect adjacent properties.
- Outbuildings & fencing: Outbuildings 201–1000 sq ft must match main dwelling; temporary sheds limited to 200 sq ft and 8' plate height, one per site. Fencing: open residential type, wrought iron preferred; chain link, PVC, and wood fencing restricted to rear perimeters only. Max height 6 ft.
- Signage & satellite dishes: Construction signs up to 4 sq ft allowed until occupancy; youth recognition signs allowed while active; political signs limited to one per candidate, must be removed within 3 days after election. One small satellite dish attached to the house permitted.
