Bear Run is a single-family home subdivision (HOA) in Grapevine, TX. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lot owners in Phase I. It establishes the homeowners association, sets rules for residential use, maintenance assessments, architectural control, and governs how the common areas (streets, alleys, open space) are managed.
- What you own & maintain: You own your lot and dwelling unit in fee simple. The association owns and maintains the Common Area (streets, alleys, open space) and Common Facilities (e.g., pool, landscaping). You are responsible for maintenance of your lot and unit interior, including your garage and its mechanicals.
- Use restrictions: Lots are restricted to single-family residential use. No commercial, industrial, or business activities are allowed. Temporary structures, signs, and nuisances are prohibited. All uses must comply with local laws and the Association's rules.
