- Property use & occupancy: Lots are for single-family residential purposes only. Each dwelling may be occupied by one family (persons related by blood, marriage, adoption, or no more than two unrelated persons living as a single housekeeping unit, plus household servants). Minimum floor area is 2,400 sq ft for one-story homes and 2,750 sq ft for two-story homes. No subdivision of lots.
- Architectural review: All construction, alterations, fences, landscaping, and color schemes must be approved in writing by the Architectural Control Committee (appointed by Developer). Plans must show dimensions, materials, and design; committee has sole discretion. Roof pitch must be 8/12 minimum; roofing materials must be composition shingles or compatible tile. No wood panel or chain-link fencing unless approved.
- Assessments: Annual assessments are levied per lot for common expenses, including maintenance, insurance, and enforcement. Special assessments may be approved by membership vote. Assessments become a lien on the property if unpaid, and the association may foreclose. Late assessments accrue 10% interest and collection costs.
- Pets: No animals, livestock, or poultry may be raised or bred. Dogs, cats, and other household pets are allowed but not for commercial purposes. One horse is allowed only if the owner owns two adjoining lots or has consolidated two lots.
- Parking & storage: Boats, boat trailers, campers, mobile homes, and similar vehicles must not be stored within view of the street; they must be placed in a fenced, private backyard area. No temporary storage of building materials. No vehicles transporting hazardous materials on the property.
- Maintenance responsibilities: Owners must maintain their lots and improvements in neat condition, including mowing, weed control, and trash removal. Front yard must have an underground sprinkler system and landscaping within 90 days after 90% construction completion. The association may enter the lot to perform maintenance and charge the owner.
