Lakeside Oaks (Lakeside, TX) is a single-family home subdivision governed by protective covenants recorded by the developer. These restrictions apply to all lot owners and are binding on anyone who buys a lot or home here. The rules control what you can build, how you can use your property, and the appearance of your home.
- Architectural review & pre‑approval: Before constructing or altering any building, you must submit two sets of plans and specifications to the Developer (or an appointed Architectural Committee) for approval. No construction may begin until plans are approved.
- Permitted structures & use: Only one single‑family residence and attached/detached outbuildings reasonably suited to residential purposes are allowed per lot. No mobile homes, trailers, tents, or temporary structures as residences. No business, trade, or commercial activity on any lot.
- Minimum home size & exterior materials: One‑story homes must have at least 1,850 sq ft of living area (excluding porch, patio, garage); two‑story homes at least 2,300 sq ft with 1,500 sq ft downstairs. The Developer may reduce these by 10%. At least 60% of exterior walls must be brick, brick veneer, stone, or stone veneer (garages/outbuildings may be other non‑metal materials if approved).
- Setbacks & building lines: Residences must be at least 25 feet from the front street building line, 5 feet from side lot lines, and 30 feet from rear lot lines. Builders cannot reduce setbacks more than 5 feet without adjoining owner consent.
- Vehicles & parking: Trucks over 1 ton may not park overnight on streets or driveways (except at rear out of sight). No vehicles carrying hazardous/explosive cargo are allowed on the property. No automotive maintenance or repair outside an enclosed garage. No storing junk, inoperable, or unlicensed vehicles.
- Pets & livestock: No livestock or poultry. Dogs and cats are permitted as household pets, provided they are not raised or maintained for commercial purposes and do not become a nuisance.
- Fencing & landscaping restrictions: Metal fencing (e.g., chain link, cyclone, barbed wire) is prohibited. Steel tubular or wooden/steel rail fencing is allowed only with Developer approval. Fences, walls, and hedges must not obstruct sight lines at intersections. All fencing must be quality material and workmanship, and regularly maintained.
- Developer's option to repurchase & completion deadlines: If a buyer does not begin construction of a residence within 24 months of purchase, the Developer has an option to repurchase the lot at the original purchase price plus taxes paid (option expires at 26 months). Construction must be completed within one year; if not, $25/day damages are owed to Developer.
