John Wheat is a single-family home subdivision in Arlington, TX. These covenants and restrictions run with the land and bind all lot owners. They set construction, appearance, and use rules but do not create a homeowners association or assess fees.
- Setbacks & building placement: Houses must be set back at least 80 feet from the property line. All houses must have rear- or side-entry garages; front-facing garages are not allowed unless set back at least 30 feet behind the front building line.
- Minimum house size & height: Each dwelling must have at least 2,500 square feet of living area (excluding breezeways, garages, porches, balconies) and cannot exceed 2½ stories.
- Exterior materials & finish: Exterior walls of 1-story homes must be 100% masonry, stone, or brick; 2-story homes must be 75% masonry, stone, or brick on the first floor. All chimneys and perimeter fireplaces must be 100% masonry. Exterior surfaces must be well-maintained; chipped or faded paint is prohibited.
- Roof requirements: Roofs must have a pitch of 8:12 or greater (excluding patio and shed roofs) and be made of slate or composition shingles with a minimum rating of 285 lbs.
- Construction timeline & landscaping: Construction must be completed within 12 months of starting. Front yards must be hydromulched or sodded with appropriate grass and shrubbery within 365 days of house completion.
- Pets & animals: Domestic animals are allowed only as personal companions and not for commercial purposes. Horses, cows, hogs, sheep, goats, guinea fowls, ducks, geese, turkeys, and similar animals are prohibited. The number of domestic animals is limited to what a private family uses for companionship.
- Prohibited structures & uses: No radio/TV antennas, aerials, chimneys, or flagpoles extending higher than 10 feet above the roofline. No window air conditioning units on front walls/windows. No tents, shacks, barns, or temporary structures used as residences. No oil drilling or mining operations. No moving existing buildings onto lots; only new construction is allowed.
- Duration of restrictions: These covenants run for 30 years from recording date, then automatically renew for successive 10-year periods unless a majority of lot owners agree to change them.
