Brook Meadows is a single-family home HOA in Colleyville, TX — each lot has one detached house, and the association maintains common areas like entrances and greenbelts. This is the full rulebook (Amended and Restated Declaration) that applies to all lot owners. Note: lots 3 and 4 in Block B are treated as one lot for assessment and voting purposes.
- Residential use & occupancy: Each lot is for single-family use only: one detached house up to two stories, with a minimum 3,000 sq ft air-conditioned living area. Occupancy is limited to one family (related by blood, adoption, or marriage) or no more than two unrelated persons living as a single housekeeping unit.
- Architectural review: All exterior construction, alterations, and materials (including paint, roofing, fences, mailboxes, satellite dishes) must be approved in writing by the Architectural Review Committee. Roofing must be at least 40-year material in earth tones. Exterior walls must be at least 50% brick, brick veneer, or approved material.
- Parking & vehicles: No boats, RVs, campers, or commercial vehicles (over 3/4 ton) may be parked overnight in driveways, yards, or streets. No vehicle with advertising or transporting flammables is allowed. Parking is limited to a garage for 2–3 cars. Construction vehicles only during building.
- Pets: No more than four pets per lot. Pets must be confined to a fenced back yard or inside the house. The community prohibits raising, breeding, or keeping animals for commercial purposes; certain lots may keep up to two horses if at least 200 feet from any residence.
- Assessments: Annual assessment starts at $275 per lot, adjustable up to 10% per year without member vote. Increases over 10% require majority approval. Special assessments for capital improvements need approval of a majority of lots. Assessments are due within 30 days of notice; late payments incur 18% interest.
