This is a set of restrictive covenants for a specific 2.00-acre tract within Lot 37 and 38 of Lakeview Manors No. 2, a single-family residential subdivision in Fairview, TX. The document was recorded in 2023 and imposes detailed building and use standards on that parcel. - Single-family residential use: Lots are for single-family residential use only, occupied by persons related by blood, marriage, or adoption, or groups of unrelated persons living together as a single housekeeping unit, plus domestic servants.
- Minimum floor area: The main residence must have at least 2,500 square feet of air-conditioned living area for a single-story home, or 3,000 square feet for a two-story home, measured to exterior walls excluding open porches, garages, patios, and detached accessory buildings.
- Building materials: At least 80% of exterior wall area must be brick, brick veneer, stone, or stone veneer; gables above first-floor window height are excluded from the calculation. Metal siding, vinyl siding, and concrete blocks are prohibited. Roofs must have a minimum pitch of 8/12. Only standard house colors are allowed.
- Prohibited structures and uses: No air-conditioning apparatus may be installed on the roof or attached to the exterior of the residence. No building previously constructed elsewhere may be moved onto the property, except for children's playhouses. Vegetation must be maintained; no vegetables may be grown in the yard. Weeds or grass taller than six inches are prohibited.
- Lot maintenance: Owners must keep their property in a neat and attractive manner, mow regularly, and ensure weeds/grass do not exceed six inches in height.
- Parking & vehicles: No more than two vehicles may be parked on the property (text is partially garbled, but this appears from the earlier page).
- Term and enforcement: The covenants run with the land for 30 years from recording (2023), automatically renewing for successive 10-year periods unless amended. The prevailing party in any enforcement dispute is entitled to recover attorney fees and costs.
