Lovers Landing is a single-family residential homeowners' association (HOA) in Forney, TX. The rules bind all homeowners and govern the use and maintenance of lots, common areas, and architectural standards. - Architectural review & approvals: Exterior changes (buildings, fences, landscaping, paint, roofing, etc.) require prior written approval from the Architectural Control Authority (ACA). The Second Amendment updated specific standards: minimum 8:12 roof pitch (with possible variances), shingle color limited to certain earth tones unless approved, garage doors must be wood-clad carriage style (metal-only prohibited), and each lot must have at least three 3-caliper trees with at least two in the front yard. - Assessments & fees: Annual assessments are set by the Board and due at intervals they determine. A one-time Initial Contribution of $350 is due upon each sale of a completed lot, adjustable up to 10% per year by Board vote. Special assessments may be levied for capital improvements or emergencies; specific assessments can cover damage caused by an owner. Only passenger automobiles, motorcycles, passenger vans, and pick-up trucks with fewer than 3 axles, in working condition, and used daily are allowed visible from the street. No commercial vehicles, boats, trailers, RVs, or heavy equipment may be stored on lots unless fully enclosed in a garage or screened. No parking on common areas or easements except for maintenance. No vehicles carrying hazardous materials on the property.
- Fencing & maintenance: Owners are responsible for maintaining their own fencing, except Association Maintenance Fencing. Fences facing streets or common areas must have the smooth side outward and posts facing the interior. Repairs must match original materials and appearance. Fences cannot be changed or modified without ACA approval, including the prohibition on changing materials.
