- Permitted & prohibited businesses: Prohibited uses include: pool halls, bars (unless in a restaurant with at least 50% food sales), pubs, tattoo parlors, methadone clinics, firearm dealers, 'cash for auto title' vendors, Harley-Davidson shops, truck stops, businesses with public showers, manufactured housing dealers, and wholesale businesses (except for high-quality used clothing). Outdoor play equipment is allowed if enclosed by a wall or fence.
- Renting lots for public activities: No lot, common area, or any portion may be rented for public activities such as fairs, festivals, or carnivals without prior written approval from the Declarant (or the Association).
- Maintenance responsibilities: Lot owners are responsible for lawn mowing, edging, tree and shrub pruning, keeping lawn/garden areas alive and weed-free, watering adjacent lawn/garden areas, and maintaining ponds/sanitary conditions. If the Association performs maintenance due to owner neglect, the owner must reimburse 115% of the cost, plus legal fees.
- Construction & building standards: All exterior building materials must be of high quality, at least equal to those used in the first phase of Windmill Farms Crossing Center. Building designs must conform aesthetically to maintain a high-quality commercial appearance and harmonize with surrounding structures.
- Duration & amendments: The covenants have an initial term and may be renewed for up to fifteen-year periods. The Association has the right to amend the declaration.
