Bristol Farms is a standard single-family home HOA in Fort Worth, TX. These covenants, conditions, and restrictions (CC&Rs) bind all lot owners and are enforced by the homeowners' association. They govern what you can build, how you maintain your property, and everyday rules about pets, parking, and appearances.
- Architectural review: Any improvement (house, fence, landscaping) must be approved in writing by the Architectural Control Committee (ACC) before construction. The ACC has 30 days to review plans.
- Minimum home size & construction: The main residence must have at least 1,600 square feet of air-conditioned living area, with no more than 50% lot coverage. Homes must be built in place; prefabricated materials (except trusses) require ACC approval.
- Roofing & exterior materials: Roofs must be laminate shingles (color 'weathered or equal') with a 20-year guarantee, unless ACC approves another type. At least 65% of exterior walls must be masonry (brick, stucco, or natural stone); gray brick is prohibited. Main roof pitch must be at least 6:12.
- Fences: Rear yards must be enclosed with a wood fence no more than 6 feet high. Chain-link fences are not allowed. Fencing plans need ACC approval. Fences cannot extend past the front of the house.
- Landscaping & tree protection: Each lot must have at least three 3-inch caliper trees. Trees removed without ACC approval must be replaced according to a chart (e.g., one 4-inch caliper tree for a 6-12 inch caliper tree removed). Grasses and weeds cannot exceed 6 inches tall.
- Vehicles & parking: No more than two automobiles may be parked outside overnight. Inoperable vehicles (no current plates/inspection stickers) are not allowed. Commercial vehicles (over 6'6" tall, 7'6" wide, or 21' long, or with advertising) cannot be parked on or near any lot. Service vehicles on site for more than 24 hours must be screened.
- Pets: Only domestic household pets are allowed (no farm animals). They must be kept in fenced backyards that are free of waste and insects, and cannot run at large.
- Signs: No signs are allowed except for real estate signs (by builder/Declarant), subdivision entrance signs, and limited political signs (one per candidate/issue, up to 90 days before election, removed within 15 days after). All other signs may be removed by the developer or association.
