These CC&Rs set rules for property use, appearance, and maintenance, and require architectural approval for exterior changes. Lots must be used only for single-family residential purposes, and minimum home sizes apply.
- Use restrictions: All lots are for single-family residential use only. No commercial, institutional, or non-residential use is allowed. No temporary structures (trailers, tents, mobile homes) are permitted, and no noxious activities may be conducted.
- Architectural review: All improvements require prior written approval from the Architectural Control Committee. Plans and specifications must be submitted; the committee may also inspect construction for compliance. Variances may be granted at the committee's discretion.
- Pets: No livestock or poultry is allowed. Up to four adult household pets (e.g., cats, dogs) per lot are permitted, provided they are not kept for commercial purposes and comply with local leash laws.
- Parking & vehicles: Campers, vans, pickup trucks, boats, trailers, recreational vehicles, and other non-passenger vehicles must be fully enclosed in a garage or screened from view unless they are operable and parked temporarily for loading. No inoperable vehicles are allowed.
- Signs: One for-sale sign (max 2'x3') may be placed on a stake in the ground, not more than 3 feet high. Political signs may be erected no more than 90 days before an election and must be removed after. All other signs visible from public view are prohibited.
- Fences: Front yard fences are not allowed within building setback lines. Street-facing fencing must be wrought iron with evergreen hedge, masonry, or a combination. Privacy fencing up to 8 feet high is allowed in rear and side yards. All fences require prior committee approval.
- Minimum home size: Except for certain lots (Block 1, Lots 6, 7, 11, 20, 21, 25-31) which require at least 2,200 square feet, all homes must have a minimum of 2,500 square feet of living area, excluding garages and open porches.
