- Membership & voting: Every lot owner is a member with one vote per lot. Quorum is as defined in the Declaration. Proxies expire after 11 months, and electronic or absentee ballots are allowed.
- Board of Directors & meetings: A board of up to 7 directors is elected. Open meetings are required; notice to owners must be at least 10 days (mail) or 72 hours (posting/email). Certain actions (fines, assessments, foreclosures) need prior notice and an owner hearing.
- Assessments & liens: Annual assessments are set by the board. Special assessments can be levied for shortfalls or capital improvements. Unpaid assessments become a personal debt and may lead to a lien and judicial foreclosure, subject to Texas Property Code notice requirements.

- Transfer fees: A $100 transfer fee and a $250 resale certificate fee are due upon property transfer, as stated in the Management Certificate.
- Enforcement & fines: Before fining or suspending rights, the HOA must give written notice, a reasonable cure period (unless a similar violation occurred within the past 6 months), and an opportunity for a hearing.
