This is a supplemental filing for Eldorado Fairways at the Trails, a single-family HOA in Frisco, TX. - Flags & flagpoles: Only U.S., Texas, and armed forces flags are allowed, plus small garden flags (max 1'x1') for holidays, sports teams, or decorative lettering. One flagpole per lot: attached to the dwelling (max 6 ft) or freestanding in the front yard (max 20 ft). Flags max 3'x5'. In-ground flagpoles need prior ACC approval.
- Roofing materials: Certain wind/hail-resistant, energy-efficient, or solar roofing shingles are allowed if they resemble community shingles, are durable, and match surrounding aesthetics. Owner must prove compliance; ACC approval required.
- Architectural review & appeals: If the architectural review authority denies an application, the owner gets a written notice with reasons and has 30 days to submit a modified application or request a board hearing. The board must hold a hearing within 30 days of the request, with at least 10 days' notice.
- Rain barrels & rainwater harvesting: Rain barrels require ACC approval, cannot be on common area or in the front yard (between property and street), and must match the property's color scheme with no unusual language.
- Solar energy devices: Solar panels or tiles require ACC approval, cannot be on common area, and generally cannot be on roof elevations facing a street or common area unless a written NREL report shows the entire system would produce >10% more energy there. Must conform to roofline, blend with roof color, and be maintained or removed if non-functional.
- Standby generators: Generators (natural gas, propane, diesel, etc., rated ≥7 kW) require ACC approval, cannot be in the front yard, must be screened if visible from street or neighbors, and can only be tested between 9 a.m. and 6 p.m. They cannot be used as primary power except during outages.
- Water restrictions & fines: The HOA cannot fine owners for brown or discolored vegetation during a mandatory residential watering restriction, or within 60 days after it is lifted.
