- Developer transition: Within 90 days after the developer owns less than 75% of the lots, the developer must convey the common areas to the association, and the association must accept them, subject to valid easements and restrictions. Property taxes for that year are prorated.
- Adding new land: The developer can add more land to the HOA by recording a supplemental declaration. Others can add land only with prior written consent of at least 75% of the votes in each voting class.
