What Homesteads Lot's governing documents say
This is a partial document — a set of restrictions for a specific lot in the Metroplex Homesteads Subdivision (Johnson County, TX), focused on protecting a community water well. It binds the owners of the affected lot, not a homeowners' association. The full rules of the subdivision are not included here.
- Sanitation restrictions (150-foot zone): Within a 150-foot radius of the designated water well, stock pens, feed lots, dump grounds, privies, concrete sanitation sewers, cess pools, septic tanks, septic drain fields, improperly constructed water wells, and any other insanitary construction or operation are prohibited.
- Livestock restriction (50-foot zone): Livestock must not be allowed within 50 feet of the water well. Normal farming and ranching operations are otherwise permitted on the lot.
- Term of restrictions: These restrictions run for two years from the recording date (March 1986) and automatically extend until the water well ceases to be used as a source for a public water system.
